The northern beaches property market is still kicking goals with homes that wouldn't have had a chance a few years ago now becoming sought after.
This was certainly the case with the four-bedroom, two-bathroom home at 28 Rickard Street, Balgowlah, that was listed in 2018 with a price guide of $2.385 million. At the time, there wasn't a skerrick of interest during the four-week campaign and it failed to sell. Last week, it sold when Georgi Bates of Cunninghams notified buyers on her database. Eight contracts were issued and the home was sold for $3.86 million to an investor.
"Everyone just wants to move to the northern beaches," says Georgi. "There are properties no one was interested in three years ago that are now selling at high levels. It comes down to a dramatically short supply and extensively high demand. Many sellers are holding back from putting their homes on the market until they find a home to buy first. So when properties do come on the market, they are jumped on immediately. Buyers are responding so quickly that some are not even getting their contracts checked by solicitors."
Also sold last week for $2.6 million was 25 Marinella Street, Manly Vale, a two-bedroom, two-bathroom home that the vendors bought in 2018 for $1.66 million.
Georgi also points out a growing trend of vendors who want to sell "on the quiet". That is, where an agent advises potential buyers on their database without listing the home on real estate sites. "In the past, about 15 to 20 per cent of properties were sold this way. Now it's more like 35 per cent."
Birdsong in the bush
The four-bedroom, two-bathroom home at 25 Lentara Road, Bayview is on the market after 20 years. It's been the home of Wendy MacCormick and her accountant husband Malcolm. Both retired, they are downsizing but will miss the beautiful bush surroundings. "The wildlife and birds up here are so beautiful," says Wendy. "I love the garden, we spend a lot of time entertaining outdoors. And the parents' retreat upstairs is a lovely space - it's elevated and has some views of Pittwater."
The north-facing home features a saltwater swimming pool and space for four cars. The property is for sale through Gordon Spring of LJ Hooker Newport with a guide of $4.3 million.
Double the fun
More than 30 years ago, Angela Tregonning and her husband Andrew moved into 3 Nooal Street, Newport. Then five years ago, they renovated to accommodate their daughter Allie O'Neill and her husband, also called Andrew. Their penchant for the first letter of the alphabet has resulted in them being called 'the A-team' and, while they all live under one roof, they lead separate lives thanks to an innovative cavity slider in the middle of the house.
This means they have privacy and separate entrances but can also slide open the door to create a big house for gatherings. "We've had many parties here for over 100 people," says Angela. "It's got a beautiful tropical backyard. You feel like you're in Bali."
The five-bedroom property is up for auction on September 18 through Andrew Lutze of Cunninghams with a guide of $3.25 million. As for the A-team, they're sticking together. They have found a nearby property with two houses on the same block!
This picture perfect Hamptons home at 49 Kevin Avenue, Avalon Beach has been home to plumber Michael Roberts and his interior designer wife Lauren for the past four years. During that time, the couple undertook a major renovation and the result is a five-bedroom, three-bathroom home where they've been raising their three children, aged two to six, and the family dog.
Now keen to put their skills to use on another property, the home is up for grabs, listed for auction on September 23 with Tulo Sila from Upstate.
Snapped up in seven days
Over in Freshwater, Ari and Esther Haralambis are no doubt cracking open the champagne after their five-bedroom, four-bathroom home at 114 Oliver Street sold after only seven days on the market.
They bought it six years ago and knocked down the single storey dwelling because builder Ari had a vision to create a family home "where I could stand in the kitchen and cook a beautiful meal while looking out at a beautiful garden with a swimming pool in the backyard."
Ari achieved his vision and it's one that has clearly appealed to the new buyers. It was listed with Andrew Lutze of Cunninghams and rumour has it that it went for just below $4.4 million.
